Location Matters More Than Size When Choosing a Property

Everyone walks into a site visit asking the same question. How many square feet? It's the first number people fixate on, and honestly, the least useful one on its own. A 1,400 sq ft home in the wrong pocket of the city will cost you more in commute time, resale headaches, and daily frustration than a slightly smaller home fifteen minutes from everything you need.
Size is easy to measure. Location takes more thought. That's exactly why it matters more.
What "good location" actually means
It's not just "close to the city." That's too vague to be useful. A good location means your commute to work doesn't eat two hours of your day. It means there's a decent school within reasonable distance if you have kids, or plan to. It means a hospital isn't 40 minutes away on a bad traffic day. Grocery stores, pharmacies, a functioning bus or metro line nearby, these things add up to something you feel every single day, not just on the day you move in.
Square footage gives you a spacious living room. Location gives you a livable life.
Resale value follows infrastructure, not size
Here's something a lot of first-time buyers miss. Property values in well-connected, developing areas tend to climb faster than values in larger homes stuck in stagnant neighborhoods. Roads get built. Metro lines extend. IT corridors expand outward. When that happens near your property, your investment grows with it, even if your home itself didn't get any bigger.
A smaller home in a growth corridor, more often than not, outperforms a larger home in a location that isn't going anywhere.
Connectivity is worth more than an extra bedroom
Ask yourself honestly: would you rather have an extra 200 sq ft, or save 45 minutes every single day getting to work? Over a year, that's roughly 180 hours back. Over ten years, that's an absurd amount of your life not spent stuck in traffic.
This is the trade-off people don't think through until they're already living it.
Future development changes everything
Look at what's planned around a property, not just what's already there. Upcoming metro corridors, IT parks, ring roads, these are the things that quietly decide whether your property's value doubles in eight years or stays flat. A plot in an "up and coming" area today can be significantly more valuable than an established but saturated one, purely because there's still room to grow.
Developers know this. Smart buyers are starting to know it too.
Size still matters, just not first
None of this means square footage is irrelevant. If you have a large family, or you just want more room to spread out, size absolutely factors into the decision. But it should be the second question, not the first. Find the right location, then figure out how much space you actually need within it, not the other way around.
